Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis with a completed application and required fees. We recommend applying as soon as possible to secure a rental. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs typically include your first month's rent and a security deposit. Last month's rent is not always required but may apply to certain properties. Your specific move-in requirements will be clearly outlined in your approval letter before you sign anything. -
How old do you have to be to apply?
Applicants must be of legal age to enter into a lease agreement, which is typically 18 years or older. -
Is the deposit refundable?
Yes, security deposits are fully refundable provided the property is returned in the same condition it was received, normal wear and tear excepted, and all rent and fees are paid in full. Per North Carolina law, we have 30 days after move-out to return your deposit or provide an itemized statement of deductions. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the income, credit, or rental history requirements. Cosigners must meet financial qualifications and sign a guarantor agreement. -
How do I apply?
Applications are submitted online through our RentVine portal. You'll need to provide proof of income, a valid photo ID, and pay the application fee at the time of submission. We review all applications thoroughly and aim to have a decision within 1–2 business days. -
How do I pay rent?
Rent is paid online through your RentVine tenant portal, available 24/7. You can set up automatic payments so you never miss a due date. Online payments process faster and get you a confirmation receipt instantly — we strongly encourage all tenants to use the portal. -
How do I submit a maintenance request?
All maintenance requests are submitted through your RentVine tenant portal or directly through PropertyMeld, our dedicated maintenance tracking platform. You can submit requests 24/7, track the status of open work orders in real time, and rate the service once complete. For after-hours emergencies, use the emergency line provided in your lease. -
I want to get a pet. What should I do?
Contact us before bringing any pet into the property — do not assume your lease automatically permits pets. Pet approval is handled on a property-by-property basis and requires completing a pet screening through our PetScreening platform. Additional pet fees or monthly pet rent may apply depending on the property's pet policy. -
My lease expiration is coming and I want to move out. What should I do?
Most leases require written notice of your intent to vacate at least 30 days before your lease end date — check your specific lease for the exact requirement. Submit your notice in writing through your RentVine portal or via email to info@vestapm.com. We'll send you move-out instructions, a checklist, and schedule your move-out inspection. -
Who is responsible for paying for repairs and maintenance?
Vesta coordinates and covers the cost of repairs that result from normal wear and fair use of the property. Tenants are responsible for damages caused by misuse, neglect, or accidents. All maintenance should be reported promptly through the RentVine or PropertyMeld portal — unreported issues that worsen over time may become the tenant's financial responsibility. -
What is the Resident Benefits Package and what does it include?
Every Vesta tenant is automatically enrolled in our Resident Benefits Package — a set of perks designed to make your living experience easier, more protected, and more financially rewarding. Here's what's included:
- Credit Reporting — Your on-time rent payments are automatically reported to all three major credit bureaus, helping you build your credit score just by paying rent. No action required on your part, and tenants typically see score increases within a couple of months.
- Identity Theft Protection — Your personal information is monitored 24/7 with real-time alerts, full identity restoration support, and up to $1 million in expense reimbursement coverage through AIG. You'll receive an enrollment email within your first month.
- Tenant Legal Liability Protection — Coverage for your personal belongings against perils like fire or burglary, plus protection from financial responsibility for accidental damages to the property. Full details are included in your Lease Addendum.
- Move-In Concierge — A free service that helps you set up utilities and home services before you move in. Your personal concierge will research providers, compare pricing, and coordinate installations — covering electricity, internet, cable, and more. Call 833-419-0826 to get started.
- Air Filter Delivery — The right air filters for your HVAC system are shipped directly to you on a regular schedule, along with email reminders when it's time to replace them. This is a mandatory part of the package as it helps protect the property and keeps your air quality healthy.
