What services do you offer as a property management company?
We provide a full range of property management services including tenant screening, rent collection, maintenance coordination, lease preparation, property marketing, and financial reporting. How do you screen potential tenants?
We strive to find the right tenant — not just the fastest one. Our high-quality screening process goes beyond a simple credit check. We gather extensive information to evaluate each applicant thoroughly, including credit reports, employment verification, debt-to-income ratios, eviction history, criminal background, and references from previous landlords. This comprehensive approach ensures we place responsible tenants who are more likely to pay on time and care for your property long-term. -
How do you handle property maintenance and repairs?
We prioritize protecting your investment and keeping your tenants satisfied. Tenants can submit maintenance requests through a secure online portal, available 24/7. We promptly coordinate with our trusted vendors to resolve issues quickly and professionally. You'll receive accurate billing and monthly vendor receipts with your Owner Statement, available anytime in your Owner Portal. From routine upkeep to emergency repairs, our goal is to ensure your property is well-maintained year-round. -
Am I required to make my property available to Section 8?
In North Carolina, private landlords are not currently required by state law to accept Housing Choice Voucher (Section 8) tenants. However, local ordinances can vary. At Vesta, we evaluate every applicant through our full screening process regardless of payment source. If you have questions about your specific property and situation, we're happy to walk you through it. -
Are you licensed?
Yes. Vesta Property Management holds an active real estate broker's license in North Carolina as required by state law. Rodrigo Afanador serves as our Broker-in-Charge (BIC), ensuring all management activities are fully compliant with NC Real Estate Commission standards. -
Can I reach you after hours?
For emergencies, tenants have 24/7 access to our emergency line — you'll never have a tenant stranded with a burst pipe at midnight. General owner inquiries are handled Monday through Friday, 9am to 5pm, with Saturday appointments available. For non-urgent questions, you can also reach us anytime through your RentVine owner portal. -
Can you put the money directly into my account?
Yes. Owner disbursements are made via ACH direct deposit through our RentVine platform. Funds are typically disbursed by the 15th of each month after rent is collected and any maintenance expenses are accounted for. You'll receive a detailed monthly owner statement alongside every disbursement. -
Do I get to see the lease or sign it?
All leases are prepared by our real estate attorney and are available for your review through your RentVine owner portal before execution. As your property manager, we execute the lease on your behalf — but you always have full visibility into what's been signed and when. -
Do you sell real estate too?
No — and that's intentional. Vesta focuses exclusively on property management. We never compete for your sales listing, and we never have an incentive to push you toward selling. When you're ready to sell, we'll gladly refer you to a trusted agent in our network. Until then, our only job is protecting and growing your investment. -
How is rent collection handled?
Tenants pay rent online through their 24/7 RentVine tenant portal. If rent isn't received within the lease's grace period, we issue the appropriate late notice immediately and collect any applicable late fees. In the rare event a tenant stops paying altogether, we initiate eviction proceedings on your behalf and work quickly to secure a qualified replacement. You'll see all collection activity reflected in your monthly owner statement. -
How long of a lease do you sign?
Our standard lease term is 12 months, which aligns with our 12-month tenant placement guarantee. Shorter or longer terms may be available depending on market conditions and your goals — we'll make a recommendation based on your specific property during onboarding. -
How much security deposit do you charge the tenant?
Security deposits are typically set at one to two months' rent depending on the applicant's qualifications and the property. North Carolina law requires deposits to be held in a dedicated trust account, which we maintain in full compliance through RentVine. -
How soon can you start managing my property?
Fast. Step one is completing our Owner Onboard Form, which takes about 15 minutes. From there, we target a full property onboard within seven days or less — whether your property is occupied or vacant. You can start the process here: [link to onboard form] -
What type of properties do you manage?
We manage single-family homes, duplexes, triplexes, fourplexes, townhomes, condos, and small apartment communities throughout Asheville and Western North Carolina. We do not currently manage commercial properties. -
What type of reports do I get and how often?
You receive a detailed monthly owner statement through your RentVine portal covering all income, expenses, and disbursements. During active leasing, we send weekly leasing updates. You'll also have real-time access to maintenance activity through PropertyMeld and investment performance data through your Blanket Homes asset dashboard. At year end, we provide full tax documentation including your 1099. -
Who holds the tenant security deposit?
Security deposits are held in a dedicated trust account as required by North Carolina General Statute § 42-50. Funds are never commingled with operating accounts. At move-out, we conduct a thorough inspection and process any deductions in compliance with NC law within the required 30-day window. -
What happens if my tenant stops paying rent?
We act immediately. After the grace period expires, we issue the required written notice under North Carolina law. If the situation doesn't resolve, we initiate eviction proceedings on your behalf — handling all notices, filings, and coordination. We also move quickly to re-lease the property so your vacancy window stays as short as possible. -
Do you manage properties outside of Asheville?
Yes. Our service area covers all of Western North Carolina including Buncombe, Henderson, Haywood, Transylvania, Madison, and McDowell counties. Communities we manage in include Asheville, Weaverville, Candler, Black Mountain, Waynesville, Hendersonville, Canton, Mars Hill, Brevard, and more. -
